Commercial Roofing Contractor installs, repairs, and maintains commercial roof systems for office buildings, retail centers, medical facilities, schools, churches, and restaurants statewide. From our Denver and Grand Junction offices, we deliver TPO, EPDM, PVC, modified bitumen, built-up roofing, and metal systems backed by manufacturer No Dollar Limit (NDL) warranties of up to 50 years.

Why Colorado Property Owners Choose Commercial Roofing Contractor

Commercial roofs in Colorado work harder than almost anywhere in the country. Front Range hailstorms, Western Slope wind events, intense UV exposure at altitude, and dramatic freeze-thaw cycles each take their own toll on flat and low-slope systems. We build for those conditions.

We are a JM Peak Advantage Certified Contractor in Denver and on the Western Slope, which qualifies us to install Johns Manville commercial roof systems carrying NDL warranties of 10, 15, 20, 25, and up to 50 years. This certification is granted only to contractors who meet rigorous installation quality and ongoing training standards. As a certified American WeatherStar applicator, we also install fluid-applied coating systems with 10 and 20 year material and labor warranties.

Over two decades of Colorado commercial roofing experience means we understand municipal permitting, HOA approval processes, insurance carrier requirements, and the operational realities of keeping a business open during a roof replacement.

Commercial Roof Systems We Install

TPO Roofing (Thermoplastic Polyolefin)

TPO is the most widely specified commercial single-ply membrane in Colorado. Highly reflective white membranes reduce cooling loads, heat-welded seams create a monolithic waterproof surface, and the material handles temperature swings without becoming brittle. We install TPO in 45, 60, and 80 mil thicknesses depending on traffic, hail exposure, and warranty requirements.

EPDM Roofing (Ethylene Propylene Diene Monomer)

EPDM is the proven workhorse of commercial low-slope roofing. The synthetic rubber membrane delivers exceptional flexibility across Colorado's temperature range, resists UV degradation, and offers cost-effective performance on large commercial roofs. We install both ballasted and fully-adhered EPDM systems.

PVC Roofing (Polyvinyl Chloride)

PVC single-ply membranes are the right call for buildings with chemical exposure, restaurant grease vents, or high foot traffic. Heat-welded seams and superior chemical resistance make PVC the long-term solution for food service, manufacturing, and chemical handling facilities.

Modified Bitumen

Two-ply modified bitumen systems remain the standard for many existing commercial buildings, particularly older Denver structures. We install SBS and APP-modified systems with cold-applied, torch-applied, and self-adhered membranes.

Built-Up Roofing (BUR)

Multi-ply asphalt and fiberglass BUR systems still serve specific commercial applications where redundancy and traditional construction methods are required. We install and restore BUR systems including gravel-surfaced and cap-sheet finishes.

Standing Seam Metal Roofing

Architectural standing seam metal is increasingly specified for low-slope and steep-slope commercial applications across Colorado. Concealed fasteners, exceptional longevity, and high recycled content make metal the long-term choice for many institutional and high-end commercial buildings.

  2. Core sampling when needed. For replacement projects, we may take small core samples to verify existing insulation thickness, decking type, and previous roof layers for accurate proposal pricing.
  3. Written report with photographs. You receive a written inspection report with photographic documentation of all findings, condition assessment, and recommended next steps.
  4. Proposal with clear specifications. Material specifications, scope of work, timeline, and warranty terms are documented in writing before any work begins.

Frequently Asked Questions About Commercial Roofing

How long does a commercial TPO roof last in Colorado?

A properly installed 60-mil TPO roof typically delivers 20 to 25 years of service in Colorado. With documented maintenance and prompt repair of seams or punctures, well-installed TPO roofs frequently exceed their warranty term. Hail exposure is the most significant variable affecting actual lifespan, which is why we recommend annual inspections following any major storm event.

What is a JM Peak Advantage NDL warranty and why does it matter?

A No Dollar Limit (NDL) warranty from Johns Manville covers both materials and workmanship for the full warranty term with no cap on repair costs. JM Peak Advantage certified contractors are the only contractors authorized to install systems eligible for NDL warranties of 20, 25, and up to 50 years. This means if a warranty claim occurs in year 18 of a 20-year warranty, JM is responsible for the full repair cost regardless of dollar amount, materials, or labor.

Do you handle commercial roof permits and inspections?

Yes. We pull all required building permits, coordinate municipal inspections, and handle HOA architectural approval submissions on your behalf. Denver, Aurora, Colorado Springs, Lakewood, Grand Junction, and most Colorado jurisdictions have specific commercial roofing permit requirements we manage as part of every project.

Can a commercial roof be replaced while we stay open for business?

Yes, in nearly all cases. We sequence commercial roof replacements to avoid disrupting daily operations, work around dock activity and HVAC equipment, isolate work zones with safety barriers, and schedule noisy or disruptive activities during off-hours when needed. For sensitive operations like medical offices or food service, we develop project-specific containment and dust control plans.

What is the difference between roof recover and roof replacement?

A roof recover installs a new membrane system over the existing roof, which is often allowed when the existing decking is structurally sound and the building code permits a second roof layer. A full replacement removes the existing roof down to the deck and installs new insulation and membrane. Recover is faster and less expensive but reduces future options and may not be permitted by code in all situations. We evaluate both options during your inspection.

Do commercial roof inspections cost anything?

No. We provide free commercial roof inspections statewide, including a written report with photographic documentation. There is no obligation following the inspection. Many of our customers schedule inspections after major storms or as part of annual building maintenance budgeting.

How quickly can you respond to a commercial roof leak?

We respond to active leak emergencies within hours during business operations and provide 24/7 emergency tarping and temporary repair services for active leaks. For Denver metro emergencies, call (720) 893-7663. For Western Slope emergencies, call (970) 877-7663.
