A new roof is a major investment, and it rarely arrives on a convenient schedule. Whether you are covering an insurance deductible, bridging the gap on an Actual Cash Value policy, or paying for a project outright, Commercial Roofing Contractor (CRC) partners with Hearth to turn a large lump sum into predictable monthly payments, without tapping your home equity. Checking your rate takes about two minutes and is a soft credit inquiry, so it will not affect your credit score.
ACV Coverage Gap
Financing the Gap on ACV-Only Insurance Policies
More Colorado carriers are moving roofs to Actual Cash Value (ACV) endorsements. An ACV policy pays the depreciated value of your old roof, not the cost to replace it, which can leave a significant gap between what your insurer pays and what the new roof actually costs. Financing lets you cover that gap, plus your deductible, over time instead of all at once.
| Example ACV Claim | Amount |
|---|---|
| Roof replacement cost | $30,000 |
| Insurance pays (ACV, after depreciation) | ~$17,500 |
| Your deductible | $2,500 |
| Your out-of-pocket gap to finance | ~$15,000 |
Illustration only; your numbers depend on your policy and roof. Financing a ~$15,000 gap over 60 months could be roughly a few hundred dollars a month. Try the calculator below, then see our insurance claims guide for how ACV and RCV payouts work.

Why a Personal Loan
Pay for Your Roof Without Touching Home Equity
Zero equity required
Unsecured personal loans, so your home is not used as collateral and there is no appraisal or HELOC paperwork.
Typically lower than credit cards
Fixed-rate personal loans often carry lower rates than putting a large roof project on a credit card.
3 to 12 year terms
Longer repayment periods keep the monthly payment manageable; shorter terms save on total interest.

Roofing Financing: Frequently Asked Questions
Does checking my financing rate affect my credit score?
No. Checking your rate through Hearth is a soft credit inquiry (pre-qualification) that does not affect your credit score. You only see personalized offers. A hard inquiry happens only if you choose to move forward and formally accept a loan with a lender.
I have an ACV-only insurance policy. How does financing help?
An Actual Cash Value (ACV) policy pays the depreciated value of your roof, not the full replacement cost, so you are left covering the difference out of pocket to actually get the roof replaced. Financing lets you spread that gap, plus your deductible, into fixed monthly payments instead of paying a large lump sum up front. See our insurance claims page for how ACV and RCV payouts work.
Can I finance my insurance deductible?
Yes. You can finance your own out-of-pocket costs, including your deductible and any depreciation your policy does not pay. To be clear: under Colorado law (C.R.S. 6-22-105) a roofing contractor cannot pay, waive, or rebate any part of your deductible, and CRC never does. Financing is a way for you to pay your own deductible over time, not for us to cover it.
How fast can I get funded?
You can check your rate in under two minutes. Once you accept a loan, funds typically arrive in one to five business days, and in some cases as soon as the next day, so your roof project does not have to wait.
What credit score do I need to qualify?
Hearth works with a network of lending partners covering a wide range of credit, from excellent to fair. Higher scores unlock lower rates and larger amounts, but there are options across the credit spectrum. The only way to see your personalized offers is to check your rate, which does not affect your score.
Do I need home equity to finance my roof?
No. These are personal (unsecured) loans, so zero home equity is required and your home is not used as collateral. That also means the process is faster and simpler than a home equity loan or HELOC.
Are there prepayment penalties?
No. Hearth's lending partners do not charge prepayment penalties, so you can pay your loan off early at any time without an extra fee and reduce the total interest you pay.
Is Commercial Roofing Contractor the lender?
No. CRC partners with Hearth, a financing marketplace that matches you with third-party lending partners. CRC is not a lender, does not make credit decisions, and does not set your rate or terms. All loans are provided by and subject to approval from Hearth's lending partners.
What can I use roofing financing for?
You can finance an entire roof replacement or repair, or just your out-of-pocket portion after insurance, such as your deductible and any ACV depreciation gap. It works for both residential and commercial roofing projects.
Financing is provided by Hearth's third-party lending partners, not by Commercial Roofing Contractor. CRC is not a lender and does not make credit decisions or set rates. All loans are subject to lender approval; rates, terms, and amounts vary by creditworthiness and lender. Checking your rate is a soft credit inquiry that does not affect your credit score. Payment figures on this page, including the calculator, are estimates for illustration only and are not an offer of credit. Commercial Roofing Contractor does not and cannot pay, waive, or rebate any portion of an insurance deductible (C.R.S. 6-22-105).
